Moving to the Dolphin Coast usually starts with one question: which estate? The coast north of Durban has dozens of them, from forest estates with golf courses to lock-up-and-go apartments above the beach. We fit blinds, curtains and shutters in homes across this stretch of coast from our Ballito showroom, so we have seen most of them from the inside.
This guide covers the main estates from Umdloti in the south to Zinkwazi Beach in the north. We checked every detail against the estate's own website or a major property source in September 2026. Estates change, so confirm anything important with the estate before you buy.
Umdloti and the Sibaya precinct
The Sibaya Coastal Precinct is a large planned development on the hills above Umdloti. Most of its estates have sea views and forest paths down to the beach.
Salta Sibaya
A mixed-use estate in the northern part of the precinct. It has freestanding homes, plots and plot-and-plan options, with a clubhouse, bowling green and indoor pool. Marine Walk Shopping Centre sits inside the estate and opened in 2022. Solara, the final release, offers plots of 550 to 4,000 m², many looking over the Umdloti River and the sea. saltasibaya.co.za
Balize Private Estate
Villas, cabanas and penthouses on Beacon Hill, overlooking Umdloti. The developer says every home has a sea view. Residents share a clubhouse with an infinity pool and a catch-and-release dam. Balize is still being built. balize.co.za
Gold Coast Estate
An 18-hectare family estate next to the Hawaan coastal dune forest. Forest paths lead down to Umdloti beach. It has pools, children's play areas, a gym, a clubhouse, and tennis and squash courts.
OceanDune and Pebble Beach
Two apartment developments in the precinct. OceanDune was the first residential development in Sibaya and has 260 apartments. Pebble Beach, near Marine Walk, has rooftop pools. Both reach the beach on footpaths through the coastal forest.

Westbrook
A quiet stretch of coast between Umdloti and Zimbali, close to Crawford International North Coast school.
Westbrook Beach Club
A 10-hectare estate with direct beach access, about 87 freehold homes and 29 sectional title units. It has a clubhouse with a pool and trails around a rehabilitated wetland. The beach is popular for surfing and fishing, and is a ski-boat launch site.
Zimbali and Port Zimbali
The estates just south of Ballito, set in dense coastal forest.
Zimbali Estate
Established in 1996 and covering over 400 hectares of coastal forest. Homes follow an Afro-Balinese style. The 18-hole championship golf course was designed by Tom Weiskopf and opened in 1998. Bushbuck and blue duiker live on the estate, and residents have direct beach access through the Valley of the Pools. zimbali.com
Zimbali Lakes Resort
Zimbali's sister development, covering over 300 hectares around a 20-hectare lake. Its 18-hole course is an Ernie Els signature design. The estate is planned for several generations, with a retirement village in its plans. zimbalilakes.co.za
Port Zimbali Estate
A small estate of about 80 freehold homes on Zimbali's north-western boundary. Gardens are planted with indigenous species only.
Hilltop Private Estate
A boutique estate of about 14 hectares on Zimbali's western boundary, with a single access point, a residents' clubhouse, green belts and distant sea views.
Lazuli Estate
A lifestyle and retirement estate in Port Zimbali, with a clubhouse, gym, pool and walking trails. lazuliestate.co.za
Window note: Zimbali's Afro-Balinese architecture suits natural textures. Shutters and bamboo blinds suit the style. Forest estates are humid, so ask us about moisture-resistant shutters and fabrics for bathrooms and rooms that stay closed.
Ballito
The commercial centre of the coast, with the main schools, hospitals and shopping centres.
Simbithi Eco-Estate
A 430-hectare estate with walking, cycling and horse trails, community centres with pools, and a country club with a gym and tennis courts. The 18-hole executive golf course was designed by Peter Matkovich. Bushbuck and duiker are often seen on the forest trails. simbithi.com
Seaward Estate
A 122-hectare estate in central Ballito, including 22 hectares of wetland. It is close to Netcare Alberlito Hospital and Ashton International College, and a minute from Ballito Lifestyle Centre and Ballito Junction. Imbali Ridge, a lock-up-and-go complex of 108 units inside the estate, lets residents drive up to their front door. seawardestates.co.za
Umhlali Golf Estate
About 300 homes around Umhlali Country Club's 18-hole course, also a Peter Matkovich design. The club has tennis, bowls, squash and a driving range.
Shortens Country Estate
Sectional title apartments in a Natal colonial style, next to Umhlali Country Club. It has a clubhouse, a pool and footpaths for walking and birdwatching.
Brooklyn Estate
A private estate of 41 homes with a park, forest and clubhouse.
Manor Estates
Four sections in one estate: Manor Mews, Manor Lakes, Manor Gardens and Manor Views. It has a clubhouse, pool and fishing dam.
Caledon Estate
About 200 homes and units overlooking dams and wetland, with a communal pool and parks. It is pet-friendly.
Fairview Estates
Farm-style living just outside Ballito. The estate covers 480 hectares, with smallholdings from 2 hectares, macadamia co-op farming, horse trails and two dams.
Window note: Family homes here tend to have big sliding doors and bright bedrooms. Wave curtains stack neatly beside wide openings, and blackout roller blinds help children sleep in summer. Lock-up-and-go owners can add motorised blinds or motorised curtains, which open and close from a phone app.
Salt Rock
A relaxed beach town north of Ballito, known for its tidal pools.
Dunkirk Estate
A forest estate of about 344 homes, with over 150 bird species recorded. Residents have their own beach clubhouse on Salt Rock beach, about 3 km from the estate, plus a gym, pool, tennis courts, forest trails and dams. dunkirkestate.co.za
New Salt Rock City and Mount Richmore
A 188-hectare mixed-use development between Salt Rock and Ballito, with about 57 hectares of green belt and wetland. Curro Mount Richmore school runs from pre-school to matric, and New Salt Rock Shopping Centre has Checkers, Woolworths and Clicks. Sheffield Beach
Home to several of the coast's newest large estates.
Zululami Luxury Coastal Estate
About 140 hectares of revitalised wetland and forest, with its own gate to Christmas Bay and Sheffield Beach. It has a wetland clubhouse, a pool and nature trails. Two communities sit inside it: Montcalm, a boutique enclave of 29 homes with sea views, and Coral Cove, a senior living community run by Auria, with independent living, assisted living and frail care. zululamiestate.co.za
Seaton Estate
Next to Zululami and built around horses, with 96 stables, a polo field and over 26 km of trails. Seaton House school is on the estate. seatonestate.co.za
Elaleni Coastal Forest Estate
A 46-hectare estate around a rare patch of indigenous swamp forest, with a boardwalk under the canopy. Residents have a beach clubhouse between Salt Rock's swimming beach and the tidal pool, plus two leisure centres with lap pools and a gym. elaleni.co.za
Brettenwood Coastal Estate
A 105-hectare estate of family homes and apartments, with its own retirement section, Forest Village. It has a 25 m lap pool, a gym, a clubhouse restaurant and water slides. brettenwood.co.za
Lalela Estate
A 104-hectare estate near the Sheffield N2 interchange, with over 23 hectares of wetland, 5 km of trails, padel courts, a clubhouse and a dog park. lalelaestate.com
Springvale Country Estate
A 58-hectare inland estate with farm plots averaging about 2,600 m², plus smaller village plots. It has a clubhouse with a 20 m lap pool, a gym, a tennis court, a sports field and 7 km of trails. springvalecountryestate.co.za
Sheffield Manor and Sheffield Hills
Two apartment developments. Sheffield Manor has 321 units on 10 hectares, with about two-thirds kept as green space. Sheffield Hills offers studio to three-bedroom apartments with a clubhouse and pool.

Tinley Manor
A village at the uMhlali River mouth, about 17 km north of Ballito.
Palm Lakes Family Estate
About 4 km inland of Tinley Manor Beach and covering around 700 hectares. It has the Dragonfly Clubhouse, stocked fishing dams, a retirement village and Trinityhouse private school on the estate. palmlakesfamilyestate.co.za
Club Med South Africa Beach & Safari Resort
South Africa's first Club Med opened at Tinley Manor Beach in July 2026. It is a resort, not an estate, but 66 of its suites were sold to private owners.
Blythedale and Prince's Grant
A quieter stretch of coast north of Tinley Manor, around the Umvoti River mouth.
Sovereign Sands
A gated beachfront estate on Blythedale Beach, with apartments, townhouses and houses, a communal pool and controlled gates to the beach.
Blythedale Coastal Estate
A large mixed-use development planned across about 1,000 hectares, including 320 hectares of indigenous coastal forest and about 3 km of beach. blythedale.co.za
Prince's Grant Golf Estate
A golf and beach estate near KwaDukuza, built around an 18-hole Peter Matkovich course that opened in 1994. It has about 1 km of beach with direct access and a lagoon, and its homes draw on traditional Natal architecture. princesgrant.co.za
Zinkwazi Beach
The northern end of the Dolphin Coast. The name means "place of the fish eagle" in isiZulu. Its lagoon runs for about 7 km, and a conservancy protects the beaches, forest and lagoon.
Nkwazi Ridge Estate
A secure, low-density estate in the village, with stands of about 1,100 to 1,300 m², a clubhouse, a tennis court and a 20 m lap pool.
